A clear and familiar structure.

For many people exploring retirement villages in Kerikeri or the Bay of Islands, the first question is usually straightforward. How does ownership actually work?
At Quail Ridge Country Club, the structure follows the model used by most retirement villages throughout New Zealand. Residents secure their home through what is known as an Occupation Right Agreement. In practical terms, this gives you the right to live in your chosen villa for life within the village, while the land and shared infrastructure remain managed by the village operator.

It’s a structure designed to provide long term security while ensuring the village environment is consistently maintained.
The process normally begins with selecting a home that suits how you live.
Villas at Quail Ridge range from two bedroom duplex designs through to larger standalone homes with additional bedrooms, studies and generous garaging.

Many homes have been customised by their original owners, while new builds offer opportunities to select finishes such as colours, flooring, kitchen details and other interior elements. The goal is always the same: the home should feel personal and familiar from the moment you move in.

Once you’ve chosen the property that suits you, the Occupation Right Agreement secures your right to live there.

Weekly village fees.

Alongside the purchase price associated with the Occupation Right Agreement, residents contribute a weekly village fee. This fee supports the day to day operation and maintenance of the village environment.

In practical terms, it means many of the tasks that normally accompany home ownership are taken care of. Lawns are maintained, exterior cleaning is arranged, shared facilities are serviced, and village infrastructure is managed without residents needing to organise it themselves.

Current village fees are typically around $180 per week for a couple or $160 for a single resident, although the exact amount can vary depending on the size of the home.
Most residents find this arrangement simplifies life considerably, as the administrative and physical demands of property upkeep gradually fall away.

Living independently within the village.

Once you’ve moved into Quail Ridge, daily life continues much as it always has. Your home remains your private space and your independence remains unchanged.
What shifts quietly in the background is the level of support around you. The village team manages shared areas, maintains the grounds and ensures the wider environment continues to operate smoothly. You retain the freedom to travel, host family, enjoy the facilities or simply live quietly within your own home.

For many residents, that balance between independence and ease is what makes the model work so well.

A conversation worth having.

Understanding the structure is usually much simpler once it’s discussed in person. If you’d like to talk through how the Occupation Right Agreement works, the current homes available or the practical steps involved in moving to Quail Ridge Country Club, our team is always happy to help.
