Like most retirement villages in New Zealand, residency at Quail Ridge is secured through an Occupation Right Agreement. In practical terms, this gives you the right to live in your chosen home for life, within a professionally managed village. You do not hold a traditional freehold title to the land, however you do hold security of tenure under a regulated framework designed specifically for retirement living.

The agreement sets out your rights, responsibilities and financial terms in clear documentation, and you are encouraged to review it with independent legal advice before signing. Nothing is rushed, and questions are expected.

What the weekly village fee covers.

In addition to the initial purchase price under the Occupation Right Agreement, there is a weekly village fee to address the practical burden that often accumulates with standalone home ownership.

Rather than organising lawn care, exterior cleaning, rubbish collection, rates and shared infrastructure yourself, these are managed centrally. The fee contributes to:
Exterior house and window cleaning
Lawn mowing and scheduled garden maintenance
Rubbish and green waste collection
Land and water rates
Maintenance of roads, paths and shared areas
Access to village amenities including Totara Lodge, the heated indoor pool, gym, spa and bowling green
Current standard village fees are typically around $180 per week for a couple and $160 per week for a single resident, with some variation depending on the size of the home.

The purpose of the fee is not to add cost, but to reduce friction. Many residents find that once ongoing maintenance, rates and service coordination are removed from their personal to do list, daily life becomes simpler and more flexible.

Optional service packages.

For those who would like additional practical support, optional service packages are available, including housekeeping, minor maintenance assistance, internal window cleaning, carpet cleaning and additional transport support.

Importantly, these packages are optional and can be adjusted over time. Some residents prefer to manage most tasks themselves, while others value having additional assistance as priorities shift. The structure is designed to adapt to you, not the other way around.

Pre-payment option.

Residents may also choose to pre-pay village fees for a fixed period, typically five or eight years.

This provides protection against fee increases during that term and offers greater predictability for those who prefer certainty in financial planning. If the Occupation Right Agreement ends before the pre-payment term is complete, the remaining portion is refunded in accordance with the agreement.

This option is entirely voluntary and exists to provide flexibility rather than obligation.
