A structure designed for clarity.

One of the questions people often ask when exploring a retirement village in Kerikeri is how the financial side works in practice.
At Quail Ridge Country Club, the aim has always been to keep the structure clear and predictable so residents can focus on living well rather than managing property obligations.

Living in the village involves two main elements. The first is the Occupation Right Agreement, which secures your right to live in your chosen home. The second is the weekly village fee, which supports the shared services and infrastructure that make the environment function smoothly.

Once these two parts are understood, the arrangement tends to feel straightforward.

Weekly village fees.

The weekly village fee contributes to the ongoing operation of the village and removes many of the responsibilities that normally come with home ownership.

Gardens and lawns are maintained, exterior cleaning is organised, and shared facilities are cared for so the village continues to operate to a consistent standard. Infrastructure such as roads, lighting and communal areas is also maintained through this structure.

For most residents, this means they no longer need to arrange or manage many of the routine tasks associated with maintaining a property.

Typical village fees are currently around $180 per week for a couple or $160 per week for a single resident, although this can vary slightly depending on the size of the home.

Optional service packages

Some residents prefer to handle most day-to-day tasks themselves, while others appreciate having additional support available as priorities change. For that reason, Quail Ridge offers optional service packages that can be added if needed.

These may include services such as housekeeping, internal window cleaning, carpet cleaning or small maintenance tasks around the home. Because these services are optional, residents can choose the level of assistance that suits their lifestyle at any given time.

Many people find that the ability to adjust support over time provides reassurance without altering their independence.

Pre-paying village fees.

Residents also have the option of prepaying village fees for a fixed period, typically five or eight years. This option protects the fee from future increases during that time and provides additional certainty for those who prefer to plan their expenses well in advance.

If the Occupation Right Agreement ends before the pre-payment period is complete, the unused portion is refunded according to the terms of the agreement.

Some residents value the predictability this offers, while others prefer to continue paying the weekly fee in the usual way.
One of the advantages of the Quail Ridge model is that it allows residents to adjust their choices as life evolves.
Some people arrive wanting very little assistance and gradually add services over time. Others begin with a higher level of support and reduce it once they settle into the rhythm of village life.

The structure allows that flexibility without changing the core independence of living in your own home.
