What is an ORA?

All Villas are sold under an Occupational Right Agreement or (ORA) An ORA entitles the resident to occupy their chosen home at Quail Ridge as well as the right to enjoy and share in the facilities throughout Quail Ridge Country Club.

What does RVA stand for and why is it important for the Quail Ridge Country Club to be a member?

RVA Stands for Retirement Village Association. The RVA is a national body that works to represent, protect and promote the interests of its members and their associated services. The RVA has a member’s code of practice requiring its members to operate their villages in a professional manner and with the highest level of integrity.

Who looks after the Residents interests?

The Covenant Trustee Company has been appointed by Quail Ridge Country Club as an independent Trustee whose role is to monitor the financial position of the Club to ensure the clubs stability now and in the years to come. The Covenant Trustee Company’s role in a retirement village is to protect the rights and remedies of the residents.

Your occupation right is secured and protected by a first ranking Memorandum of Encumbrance in favour of the Covenant Trustee Company.

How do I apply for residence?

We want you to be happy that you have made the right decision for yourself based on what you have seen and the information you have been given. You will receive an Application, the Country Clubs Disclosure Statement, Code of Practice and Code of Residents Rights.

Once the decision to purchase is made you will need to complete an application form and pay a holding deposit, this deposit will be held by the Statutory Supervisor.

When the conditions (if any) as specified on the application form are met, you will receive an Occupation Right Agreement to review with your solicitor. When you and your solicitor are happy a settlement date will be arranged.

What happens if I change my mind?

If your circumstances change or you decide not to go ahead with the purchase you may cancel the Occupational Right Agreement within 15 working days of signing. Any deposit paid will be refunded in full together with the interest.

Will I be able to apply for Government-funded financial help?

If you are 65 years and over and your ‘support needs assessment’ confirms that you may be eligible for financial assistance from the Government the Quail Ridge Country Club manager will be happy to assist you, ensuring you receive the benefits to which you are entitled.

What does the weekly fee include?

Your weekly fee includes:

• Rates • Building Insurance
• Gardening • Maintenance
• Security • 24 Hour Nurse Call
• Management Services • Water
• Windows Cleaned Outside 3 times Per Year

Will my weekly fee increase?

We know how important it is for you to have certainty regarding your living costs.
We guarantee that we will never increase your base weekly fee for the entire time you occupy your Villa or apartment at the village.

Can I bring my pet?

The short answer is yes most small pets are welcome however you will need to check with the Club manager.

Can friends and family visit?

Yes, of course your friends and family are welcome to visit you just as they do now and whilst they are here perhaps they would like to enjoy a swim in the pool a meal at the restaurant or café or just a stroll with you around the beautiful landscaped gardens and lakes.

Will help be on hand if I need it?

Yes. Nurse call will be available to you 24 hours a day 7 days a week.

What is the minimum age for residents?

The minimum age is 55 years however there are of course exceptions to this rule.  Talk to us if you would like more information.

Will there be security?

Yes. As well as the 24 hour nurse call there will also be regular security patrols.

What am I responsible for?

You will be responsible for internal maintenance, power, gas, telephone bills and insurance of your personal belongings.
